What the inputs mean
City
Where the house will be built. Labour and material costs differ between cities, so the rate is adjusted for yours.
Built-up area
Covered area of all floors together, including walls. Not carpet area, not plot area. Enter sq ft or sq m.
Floors
Ground only up to G+3. More floors spread the foundation and roof cost, so the per-sq-ft rate changes a little.
Finish level
Basic, Standard or Premium — the grade of flooring, fittings, doors, windows and elevation. It moves the rate the most.
How the estimate is worked out
Area × a per-sq-ft rate range for the finish level, adjusted for your city and the number of floors, then split into categories by typical proportions. Everything comes from one versioned rate file — version india-2026.09-r1, effective 27 Sep 2026. Illustrative rates — for early planning only, not verified current prices.

Questions people ask
How accurate is this estimate?+
It is a planning range, not a quotation. The real cost depends on your soil, the design, the brands you choose, site access and the builder. Use the range to plan a budget and to ask better questions; for a firm number, get a detailed estimate (BOQ) from an engineer or builder.
Are these current prices for my city?+
No. Illustrative rates — for early planning only, not verified current prices. The tool starts from a metro-city baseline and adjusts it by a factor for your city — those factors are illustrative too. Every result shows the version and date of the rates it used.
What is built-up area?+
The covered area of every floor added together, measured to the outside of the walls. It is larger than carpet area (the usable floor inside the walls) and has nothing to do with the plot size. If your plan says 1,000 sq ft per floor for a G+1 house, enter 2,000.
Why does a single-storey house cost more per sq ft?+
The foundation and the roof are two of the most expensive parts of a house. In a single-storey house they are spread over less floor area, so each square foot carries more of their cost.
What is not included?+
Land cost, registration and stamp duty, Building plan approval and permit fees (development authority / municipality / panchayat), Compound wall and gate, Borewell and motor, Interiors: modular kitchen, wardrobes, false ceiling, and more — the full list is shown with every result. GST treatment varies between builders, so check whether your quote includes it.
My contractor’s quote is outside the range. Is it wrong?+
Not necessarily. A higher quote can reflect better brands, a difficult site, a richer elevation or a shorter timeline; a lower quote can leave items out or use lower grades. The quote checker compares like-for-like — only what the quote includes — and gives you the questions to ask, not a verdict.
Do I need to sign up? Is my data stored?+
No sign-up. Your inputs live in the page and in the link you share. We count anonymous usage (for example, “an estimate was calculated”) to improve the tool — never your name or number. Your details are stored only if you choose to request a call back.
My city isn’t in the list. Can I still use it?+
Yes. 26 cities are listed; for anywhere else pick “Another large city”, “Another city” or “Small town or village”. The range is rougher there, so treat it as a first guide and get local quotes.
Are you a builder?
